  • Eco Energy Program Still Available

    Just a reminder that the Federal government is still offering the eco ENERGY Retrofit program. Home owners can receive up to $5,000 in federal grant money when they complete upgrades to their homes. Before starting renovations you must complete a pre-retrofit audit. An evaluator must measure your house, count the doors and windows, record the type of furnace, air conditioner, water and fireplaces if present as well as check the insulation in the attic and basement. They will also do a “Blower Door Test” to see how airtight your house is. This visit usually takes about 2 hours and costs about $325+HST. The Ontario government will rebate about $150 towards this audit.
    A report is then sent to you indicating where you can save on utility bills and reduce greenhouse gases.
    Grants are given for upgrades such as heating, air conditioning, tankless hot water systems, insulation, toilet upgrades and more. Check the website: http://ecoaction.gc.ca/homes.
    After work is completed a follow up visit occurs which takes about 45 minutes to one hour. This must be completed by March 31, 2012. The upgrades and the grant application are verified at this meeting by the evaluator. The “Blower Door Test” is completed again. This visit costs about $175+HST. You will receive the Federal grant in about 3 months. Be sure to take advantage of this program while it is in effect.     Interest Rates Hold

    The Bank of Canada was expected to raise interest rates this morning as the price of oil and the Canadian dollar have been climbing and fears of inflation are the new conversation. The Bank of Canada, however, decided to keep the status quo and not to raise the interest rate this time.

    Most financial analysts feel that rate hikes are inevitable at some time as the Canadian dollar is now above parity with the U.S. dollar and our GDP was higher; however, there is still cautiousness from the Fed to keep a balance between encouraging growth in the economy and keeping inflation at bay. The risk that an increase in interest rates would kill the economic recovery is a concern, especially in the light of higher oil prices. Higher prices for oil have the ripple effect of higher production and transportation costs which ultimately get passed on to the consumer as higher prices for goods and services.

    So at the moment interest rates are still at an amazing level and the variable rate is still an attractive option. Spring Housing Market is here and new properties are coming to market daily.     ENVIRONMENTALLY CONSCIOUS HOUSING

    There has been a great deal written and developed in the past few years to create more environmentally conscious products for homes but we still have a long way to go to catch up to Europe and some of the Scandinavian countries. I am not sure why it takes so long for leading edge products to arrive in Canada since it is so easy to share information globally now with the internet. For instance, a German based company, ZinCo has developed green roof technology. They install green roof systems on commercial, residential, and institutional buildings. The lightweight, durable green roof systems leverage German-engineered technology to imitate the beauty of nature and deliver economic benefits by reducing cooling and heating costs to building owners and communities all over the world.
    It would be nice to see more of these products used by the builders when either renovating or building new homes. It would also be advantageous for consumers and realtors to be able to see a designation which would identify these environmentally built homes so that consumers, who are concerned about the environment, could choose to look only at environmentally built homes. Perhaps, as consumers, we need to become more vocal about what we want from developers and builders.

    MAKING SENSE OF THE HST

    There seems to be a lot of confusion over the HST when it comes to buying or selling a home. It has been estimated that about 56% of Ontarians think that the HST applies to resale homes. In other words, they think that when you purchase a resale home, you have to pay HST on the price of the home. This is NOT the case. You only pay HST when you purchase a brand new home from a builder. Just as you pay HST for services in every industry, the Seller pays HST only on the commission paid for selling his or her home.

    Combatting Air Pollution, Indoors

    With all of the construction going on outside and the weather finally getting a bit hotter, the quality of the air outdoors comes into question even more. But what about the air we breathe when we’re inside? How do we know it’s any better? The Daily Green has published an excellent piece on the 6 Surprising Sources of Home Air Pollution. On a related note, the CMHC has published an article about fighting asthma by making changes to various aspects of your home. Hopefully both articles will help you breathe a sigh of relief once you’re done reading them.

    Greater Toronto Realtors reported 4,561 transactions in the first half of May – an increase of three per cent compared to May 2008. “Members reported a rise in buying activity this month,” said TREB President Maureen O’Neill. “Many home buyers who were undecided about purchasing a home during the winter months are now proceeding with confidence as a result of the GTA housing market’s affordability.”

    The average price for MLS® sales was in line with last year, down by less than one-half of one per cent at $399,811.

    “More sales and fewer listings resulted in tighter market conditions which pushed the average selling price back up to last year’s level,” according to Jason Mercer, TREB’s Senior Manager of Market Analysis. “Look for new listings to increase as home owners react to the positive news surrounding home sales and prices.”

    We will have to wait and see if this spring rush continues through to the end of the month.

    Sustainable living can still mean economic living

    In tough economic times, it might seem that rennovating would be more of a burden to your budget than a boon, but as it turns out, you can win on both ends and still manage to be environmentally friendly in the process.

    Globe and Mail columnist John Bentley Mays interviewed architectural firm partners Graham Smith and Trevor McIvor from Altius Architecture and found out that the downturn has actually helped them to maintain their green centered business with the cost of materials being lower and U.S. companies offering more competitive pricing. The client’s are all for it too…

    People have realized it makes sense in good times and just as much sense in bad times…Ten years ago we were modern architects, now we’re green architects and we really haven’t changed our style at all. Modern is green and always has been. [Clients] are realizing that a more advanced mechanical system is going to make a more comfortable home, a healthier home. It’s a winner on three fronts. They’re doing the right thing environmentally, they’re getting a more comfortable and luxurious home and, in the long term, they’re saving money.
